Listing my property

We are happy to list your property with our agency free of charge. You are welcome to use us soley to find a tenant or alternatively you may wish to use us as part of your overall marketing strategy. We are able to offer this service free of charge as our agency generates it's income from the tenants not the landlords. Our only conditions are that you ensure your listing is accurate and that you notify us as soon as your property is let.

Your property will be advertised on our website and we may promote it elsewhere at our cost. We then pass on your property information and contact details to members of our agency who are actively looking for a home, they will contact you direct to arrange a viewing etc. Please note we do not get involved with tenant selection unless we manage your property.

Managing a rental property can be a time consuming and potentially stressful experience and many landlords find that there is more to managing a property than they realise particularly when selecting a tenant or dealing with problems.

Our aim is to remove the stress, free up your time and give you peace of mind. We manage our properties strictly, in a professional manner and in accordance with the Residential Tenancies Act 1986.

The bottom line for most landlords is return on investment, that is maximising the income received from your property. We understand this and hence will:

Advise a realistic rental value: We will advise the pros and cons of your property as we see it and suggest ways in which you may be able to make your property more attractive to prospective tenants and hence maximise the rental income.

Ensure the rent is paid and the property is cared for: Careful tenant screening is essential. We will ALWAYS meet with tenants and then complete a credit check and seek references before allowing them to live in your property.

We will carry out quarterly inspections to ensure the tenant is looking after your investment. If they are not we will take whatever action is necessary within the bounds of the law to remedy the situation. On departure we ensure the property is in a suitable condition before authorising the release of the tenants bond.

Maximise occupancy: All properties under our management are automatically listed with our rental agency free of charge. This arm of our business provides a continuous supply of prospective tenants that may be interested in your property. If necessary we are also happy to manage and advise on additional marketing you may wish to consider to promote your property.

Manage maintenance: We are happy to manage maintenance issues your property may have and use trades people and businesses with a proven track record. We find most issues arising are generally quite minor, for example a dripping tap or a broken toilet seat etc. In this case we would normally handle the matter in-house which will always work out cheaper for the owner. You are able to set the maximum amount that can be spent on maintenance before your authorisation is required. We are conscious it is your money that is being spent because that effects your return!

We will also:

  • Manage the collection and payment of rates and insurance if necessary.
  • Pay you and forward transparent accounts on a monthly basis.
  • Manage the cleaning of chimneys/flues.
  • Represent you at Mediation / Tenancy Tribunal hearings.
